Most owner-builder programs staff franchisees. On the Carolina Build Journey, you walk with a builder who's still in the field, in your state, this year.

Here's exactly how this works — and what it isn't.

The law in SC and NC is clear: to keep the GC markup that you would normally pay to a GC for their services, you must be the builder of record. You sign the permit, you make the decisions, you're present for inspections, and you hire only licensed subcontractors. We don't pull your permit, run your jobsite, or manage your subs — and any service that says they will is putting your exemption at risk.

What we do is make sure you never walk into a decision blind. Coaching, documents, vetting, scheduling, and a builder's eye on every phase. You stay in control. That's the whole point — and it's why you keep the markup.

This works best if…

A great fit

  • You have land or a lot, or a clear path to financing

Not a fit

  • You're building to flip, rent, or resell quickly — SC and NC owner-builder rules require you to occupy the home (you can't sell or rent for 2 years in SC / 1 year in NC), so this path isn't for investors.
