You don't have to pay it. South Carolina and North Carolina both let you act as your own builder on the home you'll live in. The catch? Most people have never run a construction project, don't know which subs to trust, what to sign, or what order things happen in — so they either overpay a GC out of fear, or try it alone and get burned.
That's the gap we close. You stay the builder of record and keep control of your money. We bring 25 years of field experience to every decision, so you build with a pro in your corner instead of guessing.
We sit down (in person or video) and pressure-test your project: budget, land, financing, and the honest question — can you realistically run this build? You leave with a clear roadmap whether or not you go further.
Your coach hands you the documents, the build sequence, and the know-how: how to vet and contract licensed subs, set up draw schedules, and pass inspections. You meet at every milestone — and you call before you sign anything.
You pull the permit, make the decisions, and supervise your own home. Your coach walks every step with you. When the journey ends, the markup you kept is yours — and so is the home you built.

The law in SC and NC is clear: to keep the GC markup that you would normally pay to a GC for their services, you must be the builder of record. You sign the permit, you make the decisions, you're present for inspections, and you hire only licensed subcontractors. We don't pull your permit, run your jobsite, or manage your subs — and any service that says they will is putting your exemption at risk.
What we do is make sure you never walk into a decision blind. Coaching, documents, vetting, scheduling, and a builder's eye on every phase. You stay in control. That's the whole point — and it's why you keep the markup.
